Modern Remodeling for Mather's Planned Communities

Mather sits east of Sacramento on the former Mather Air Force Base land, where Sacramento County has overseen the transition from military installation to a mix of planned communities, business parks, and Mather Field airport. The housing here is newer than most of the surrounding region — subdivisions from the late 1990s through the 2010s, plus active master-planned developments like Independence at Mather. Best of Remodel works throughout the area from our Citrus Heights office, with easy 50-corridor access making site visits and material deliveries straightforward.

Newer homes come with their own renovation profile. The bones are typically sound — modern framing, updated electrical, current code plumbing — but the original builder finishes often don't match what homeowners want once they've lived in the space. We handle kitchen upgrades that move past builder-grade cabinets and countertops, primary bathroom expansions, exterior facelifts, and full-home renovations that bring custom character to production-built houses. With 20-plus years of experience and a 5-year warranty on every project, we treat Mather homes the same way we treat any other — built to last, finished cleanly, and delivered on the timeline we committed to.

Understanding Your Needs

Mather homeowners often come to us because the house they bought new five or ten years ago no longer fits how they live — the kitchen island is too small, the primary bath feels generic, the home office wasn't a priority when they signed the purchase agreement. Our work in these neighborhoods focuses on transforming standard layouts into spaces that feel custom. We know which load-bearing walls in common Mather floor plans can come out, where HVAC and plumbing typically run, and how to upgrade finishes without disturbing the systems behind the drywall. Many of these homes are in HOA-governed communities, and we handle architectural review submittals and any required exterior approvals as part of the project.

Remodeling Contractor Serving Mather, California

Mather sits on a unique piece of Sacramento County geography — the former Mather Air Force Base, decommissioned in 1993 and redeveloped over the following three decades into a mix of planned residential communities, business parks, and the Mather Field regional airport. For homeowners, that history matters in a very specific way: the housing stock here is almost entirely newer construction, built from the late 1990s through the 2010s, with active master-planned communities like Independence at Mather still adding inventory. Compared to neighboring older Sacramento neighborhoods, this changes the entire remodeling conversation.

Best of Remodel has worked on Mather homes for more than 20 years from our Citrus Heights base, a roughly 20-minute drive west on Highway 50. We are a fully licensed California general contractor (CSLB #1040536) and back every project with a 5-year warranty on labor and materials. Our crews handle the full scope of residential remodeling — kitchens, bathrooms, exterior envelope work, and whole-home renovations — and we are fluent in the two parallel approval tracks that almost every Mather project requires: HOA architectural review and Sacramento County permitting.

This page is an overview of our Mather services and what makes remodeling here different from working in older Sacramento, Folsom, or Elk Grove neighborhoods. If you already know which scope you need, jump to kitchen remodeling in Mather, bathroom remodeling in Mather, exterior remodeling in Mather, or whole-home renovations in Mather. Otherwise, keep reading — the Mather-specific context below will save you time during planning.

Remodeling Services Available in Mather

Kitchen Remodeling

Most Mather kitchens were delivered with builder-grade stock cabinets, laminate or low-tier granite counters, basic tile or vinyl flooring, and a peninsula layout instead of a true island. The bones are sound — current-code electrical, modern plumbing, proper structural framing — so renovation budget goes almost entirely to visible, tactile upgrades. Typical scopes include full kitchen remodels, cabinet refacing, countertop replacement, tile backsplash installation, and stand-alone hood installation. See the full breakdown on our Mather kitchen page.

Bathroom Remodeling

Mather primary bathrooms tend to feel generic — framed glass tub-shower combos, builder-grade vanities with cultured marble tops, basic chrome fixtures, and exhaust fans that builders frequently vented into the attic rather than out through the roof or soffit. We correct all of that. Common scopes are full bathroom remodels, walk-in shower conversions, wet-area-only remodels, tub-to-shower conversions, and senior and ADA bathroom builds. Full detail on the Mather bathroom page.

Exterior Remodeling

Exterior work in Mather is where HOA architectural review becomes the gating factor. Every visible change — paint color, siding material, window frame color, roofing profile, fence height, even concrete patio shape — typically requires a packet submission and approval before any permit is pulled. We handle exterior painting, siding, window replacement, decking, roofing, fencing, HVAC, and concrete. Full scope on the Mather exterior page.

Whole-Home Renovations

When two or three rooms are being reworked together, or when the goal is a coordinated cosmetic refresh across an entire floor plan, whole-home renovation is the right framing. Typical Mather scopes include flooring replacement, interior repainting, interior door upgrades, and sheetrock texture correction. See the Mather renovations page.

Why Mather Is Different — The Newer-Construction Profile

If you have remodeled a 1960s ranch in older Sacramento, you spent a meaningful share of the budget on things you never see: knob-and-tube replacement, galvanized supply lines swapped for PEX, panel upgrades, sub-floor repair, lead paint mitigation, asbestos abatement, structural shimming. In Mather, almost none of that applies. Homes built from the late 1990s onward came with copper or PEX supply, ABS drains, 200-amp panels, modern grounded receptacles, current-code framing with engineered floor systems, and standard double-pane windows. The envelope is tight, the systems are healthy, and the foundation is right.

That changes the math. In Mather, your renovation dollars go almost entirely to what you can see and touch — cabinetry, counters, tile, flooring, fixtures, paint, lighting, hardware. There is no hidden tax for system rehab. That is why Mather kitchens and baths tend to come out feeling genuinely high-end on budgets that would only cover system catch-up in older neighborhoods.

Why Mather Homeowners Choose Best of Remodel

  • Two decades of Sacramento County experience. We know the inspectors, the plan check workflow, and the typical bounce reasons. We do not learn on your project.
  • HOA packet fluency. We have prepared architectural review packets for Mather communities including Independence at Mather, and we know what each ARC wants to see — color chips, material samples, elevation drawings, site plans, manufacturer cut sheets.
  • Licensed and bonded. CSLB #1040536, fully insured, all sub-trades licensed under our supervision.
  • 5-year warranty on labor and materials. One of the longest written warranties in the Sacramento remodeling market.
  • Fixed-price contracts. Allowances are spelled out line-item by line-item. Change orders are written, signed, and dated — never verbal.
  • In-house crews for framing, tile, cabinet install, and finish. We are not a sales office subcontracting everything out.
  • Project manager on every job. One person owns your schedule, your inspections, and your daily communication.
  • Daily site cleanup. Mather neighborhoods have active HOAs and tight setbacks — debris in the driveway overnight is not acceptable, and we treat it that way.

HOA Architectural Review — Detailed Process

Most Mather subdivisions and master-planned communities require Architectural Review Committee (ARC) approval for any change visible from the street, common areas, or neighboring properties. That includes exterior paint, siding, window frame color, roof material, fences, gates, patio covers, pergolas, decking, and front-yard landscape hardscape. Some HOAs also review skylights, satellite dish placement, and rooftop solar.

A complete packet typically includes: a written project description, a site plan showing the change in context, elevation drawings or photos with the change marked, manufacturer specifications for each material, physical color and material samples (real chips, not printouts), and the signed architectural application form from the management company. Review timelines run two to six weeks depending on the HOA's meeting schedule. We assemble and submit packets, attend ARC meetings if requested, and respond to revision requests so the homeowner is not chasing paperwork.

Common bounce reasons we see: paint color outside the approved palette, window frame color other than the community standard (white, almond, or bronze are the usual approved options), incompatible siding texture, fence height over 6 feet, and patio cover materials that do not match the home's existing roof. We flag all of these in pre-design so you do not waste a review cycle.

The Remodeling Process in Mather

1. In-Home Consultation

We walk the space, listen to what is working and not working, take field measurements, and ask the questions that catch problems early — where do you actually cook, who uses which bathroom, do you have HOA documents handy, what is your timeline driver. No pressure, no same-day pricing tricks.

2. Design Development

We produce drawings showing the proposed layout, elevations, and specifications. For kitchens and baths, this includes 3D cabinet renderings so you can see the result before signing.

3. Material Selection

You select cabinetry, counters, tile, flooring, fixtures, and finishes from curated options. This is also when HOA-sensitive choices (exterior paint, window color, siding) are locked.

4. Dual-Track Submissions

Permit application goes to Sacramento County while the architectural packet goes to the HOA ARC — in parallel, not in sequence. This saves three to six weeks on most projects.

5. Production

Demolition, rough trades (electrical, plumbing, HVAC adjustments), inspections, drywall, finish trades, cabinet install, counter template and install, tile, paint, fixtures, punch list.

6. Final Inspection and Walkthrough

County final, HOA close-out if applicable, and a documented punch-list walkthrough with photos. Warranty paperwork is delivered at handoff.

Common Mather Project Types

A representative slice of what we actually build in Mather:

  • Peninsula-to-island kitchen conversion with quartz counters, custom shaker cabinets, and a properly vented exterior hood replacing the original recirculating microwave.
  • Primary bath gut — framed tub-shower combo out, frameless glass walk-in shower in, double vanity with quartz top, heated tile floor, and exhaust fan re-routed from attic to exterior soffit.
  • Exterior repaint with HOA-approved palette, full siding repair where needed, and trim color refresh.
  • Whole-floor flooring replacement — builder-grade carpet and laminate out, luxury vinyl plank or engineered hardwood throughout, with proper transitions.
  • Texture correction — orange-peel knockdown skim-coated to smooth or Level 5 finish across living areas.
  • Hollow-core interior door swap to solid-core with upgraded casing and hardware.

Sacramento County Permitting + HOA — The Dual Track

Mather is unincorporated Sacramento County, so building permits go through the Sacramento County Building Permits and Inspection Division, not the City of Sacramento. The county handles plan check, permit issuance, and inspections on a generally predictable schedule. What trips up contractors who do not work here regularly is treating HOA approval and county permits as sequential — they should run in parallel. We submit both packets the same week, which compresses the pre-construction window by about a month on most exterior-touching scopes.

Mather Field and Highway 50 Logistics

Our Citrus Heights office is about 20 minutes from most of Mather via Highway 50. We schedule material deliveries and crew arrival around the 50 corridor peaks — early morning for trades, mid-morning for deliveries. Projects near Mather Field have airport-access routing to consider; we coordinate dumpsters and large equipment drop-off accordingly. This is mundane logistics, but it is the difference between a job that runs smooth and one that loses a half-day a week to traffic.

Areas of Mather We Serve

We work throughout Mather, with concentrated experience in Independence at Mather, the Mather Heights subdivisions, the older redeveloped clusters near Mather Boulevard, and the neighborhoods bordering Rancho Cordova. We also bridge naturally to Folsom, Citrus Heights, Elk Grove, and Sacramento — see the full service areas list.
