Kitchen Remodeling in Mather

Move past builder-grade — upgrade your Mather kitchen with custom cabinetry, real countertops, and a layout that fits how your family actually cooks.

Mather Kitchen Remodels That Move Past Builder Grade

Mather's housing stock is mostly newer construction — late-1990s through 2010s subdivisions and active master-planned communities like Independence at Mather. The structural bones are solid, but the original builder finishes typically don't match what homeowners want once they've lived in the space. Builder-grade cabinets, generic countertops, and stock layouts get replaced by kitchens designed around how the family actually uses the space. Best of Remodel has been doing this kind of work across Sacramento for more than 20 years, and Mather kitchens are a regular part of our schedule.

From our Citrus Heights office it's a straight shot down Highway 50 to Mather — typically twenty minutes. We handle every phase of a kitchen remodel: design, HOA architectural review submittals where applicable, Sacramento County permitting, custom cabinetry, countertop installation, electrical and plumbing changes, and final finishes. Every kitchen comes with our 5-year warranty on labor and materials.

Why Choose Us for Kitchen Remodeling in Mather

Custom Cabinetry Upgrades

We replace builder-grade cabinet boxes and doors with full custom cabinetry — soft-close hardware, real wood construction, layout designed for your storage needs rather than what fit the lowest cost-per-square-foot for the builder.

Premium Countertop Installation

Quartz, natural stone, and high-end surface options replace the laminate or entry-level stone that came with most Mather homes. We template, fabricate, and install with proper support and clean seams.

Layout Modifications

We open up production-built kitchens by modifying or removing non-load-bearing walls, expanding islands, and reconfiguring appliance placement. Most common Mather floor plans have specific opportunities we know how to capitalize on.

Modern Appliance Integration

Newer appliances — built-in refrigeration, induction cooktops, integrated dishwashers, double ovens — need proper electrical, ventilation, and cabinet integration. We plan for them rather than retrofitting after the fact.

5-Year Warranty

Every kitchen remodeling project in Mather is backed by our comprehensive 5-year warranty on all labor and materials — no exceptions, no fine print.

20 Years of Experience

With two decades of experience serving Mather and the greater Sacramento area, Best of Remodel brings proven expertise and trusted craftsmanship to your home.

Kitchen Remodeling in Mather, California

Mather kitchens have a specific signature: builder-grade oak or thermofoil cabinets, laminate or entry-level granite counters, a peninsula that blocks sight lines instead of a proper island, an over-the-range microwave doing double duty as a recirculating hood, and 4-inch backsplash strips that match nothing. The framing, electrical, and plumbing behind those finishes are usually current-code and in good shape — which is exactly why kitchen remodeling pencils out so well in Mather. You are not paying to rebuild systems. You are paying to replace the visible surfaces with materials that actually match the value of the home.

Best of Remodel has remodeled kitchens across Mather for more than two decades, including extensive work in Independence at Mather and the surrounding subdivisions. We are CSLB #1040536, fully insured, and every project carries a 5-year warranty on labor and materials. This page covers what a Mather kitchen remodel actually involves — scope, materials, process, timeline, and the HOA piece that catches out-of-area contractors. For the broader city overview, see our Mather service area page.

Builder-Grade to Custom — The Mather Renovation Story

The most common Mather kitchen story we hear: "The house is great, the systems work, the kitchen just feels cheap." That is accurate. Production builders specify cabinets, counters, and tile to a price point, and those specifications age fast. A 2005 Mather kitchen with the original honey oak cabinets and tan granite reads dated not because anything is broken, but because the materials were always entry-grade. The good news: replacing them gets you a 2026 kitchen on a foundation that does not need touching.

The transition we deliver most often is builder-grade to high semi-custom or full custom. That means painted shaker or slab-front cabinets to the ceiling, quartz or quartzite counters with a waterfall island edge, full-height backsplash, integrated panel-front refrigerator, induction cooktop with a real exterior-vented hood, and engineered hardwood or large-format tile underfoot. The visual change is dramatic; the structural change is minimal.

Common Project Scenarios

Scenario 1: Peninsula-to-Island Conversion

The original layout has a peninsula separating the kitchen from a family room. We remove the peninsula, run any required electrical through the floor or ceiling, install a true island with seating on one side and prep space on the other, and add pendant lighting on a dedicated circuit. Counter material is typically a single slab of quartz or quartzite — sometimes with a waterfall edge on the visible end. Budget range: $55,000 to $95,000 depending on cabinet grade and counter material.

Scenario 2: Full Gut with Layout Preserved

The footprint works but everything inside it needs to go. Cabinets, counters, backsplash, flooring, and appliances out. New shaker cabinets to ceiling, quartz counters, full-height backsplash, new flooring continuous with adjacent rooms, exterior-vented hood, and new appliance package. Budget range: $45,000 to $75,000.

Scenario 3: Cabinet Reface with Counter and Backsplash Upgrade

The cabinet boxes are solid plywood and well-built — common in higher-tier Mather builds — but the doors and drawer fronts are dated. We reface with new shaker fronts in a painted finish, add soft-close hinges and slides, replace counters with quartz, and install a new full-height backsplash. Budget range: $22,000 to $38,000.

Scenario 4: Wall Removal for Open Concept

The kitchen is closed off from the living area by a non-bearing or partial-bearing wall. We engineer, permit, and remove the wall, install a flush beam where required, and integrate the kitchen visually with the great room. Budget range: $70,000 to $115,000 with full kitchen scope.

Materials, Finishes, and Specifications

Cabinetry

We work with semi-custom lines (KraftMaid, Decora, Medallion tier) and full-custom local shops. Construction is plywood box with dovetail drawer boxes and full-extension soft-close slides standard. Door styles run from classic shaker to slab front to inset. Finishes include painted, stained, and rift-cut white oak — currently the most-requested wood in Mather.

Countertops

Quartz dominates for durability and consistency (Caesarstone, Cambria, Silestone, MSI Q). Quartzite (natural stone, harder than granite) is the upgrade for clients who want real stone movement. Granite still has a place, particularly for clients who like darker tones. Edge profiles run from eased to mitered waterfall.

Backsplash Tile

Common selections include large-format porcelain slab matching the counter, handmade zellige in 4x4 or 2x8, classic subway in stacked or running bond, and natural stone mosaics for accent areas. Grout is selected and sealed to minimize staining.

Flooring

Engineered hardwood in 7-inch or 9-inch wide planks is the most common Mather selection. Luxury vinyl plank is a strong second when there are pets or moisture concerns. Large-format porcelain (24x48) is a premium option that runs continuous with adjacent baths.

Appliances and Venting

The single most-corrected Mather kitchen defect is the over-range microwave that recirculates rather than venting outside. We replace it with a real exterior-vented hood — wall-mount chimney style, custom shroud, or under-cabinet insert — sized to the cooktop and ducted through the exterior wall or roof. CFM is matched to BTU load.

Our Process

1. Consultation and Field Measure

We come to the home, walk the kitchen, ask how it actually gets used, and take measurements. No same-day pricing — we want to design first.

2. Design and 3D Rendering

You see the kitchen in 3D before signing a contract. Cabinet layout, appliance placement, lighting, and material selections are visualized.

3. Material Selection at Showrooms

Cabinet showroom, stone yard for slab selection, tile showroom, fixture showroom. We come with you when needed.

4. Permit and HOA Submission

Sacramento County permit application and HOA review (if any interior change is visible from common areas, or for exterior venting changes) submitted in parallel.

5. Demolition and Rough Trades

Cabinets, counters, flooring, and appliances out. Electrical and plumbing rough-in. Inspection.

6. Finish Trades and Install

Drywall repair, paint, flooring, cabinet install, counter template and install (typically a week between cabinet install and counter delivery), backsplash, fixtures, appliances, punch list.

Typical Timeline and Cost Ranges

A standard Mather kitchen remodel runs 6 to 10 weeks on site, preceded by 4 to 8 weeks of design, selection, ordering, and permitting. Cabinet lead times are the most common schedule driver — semi-custom is typically 6 to 10 weeks from order to delivery.

  • Cabinet reface + counters + backsplash: $22,000 to $38,000
  • Full gut, layout preserved: $45,000 to $75,000
  • Peninsula-to-island conversion: $55,000 to $95,000
  • Wall removal + full kitchen: $70,000 to $115,000
  • Premium custom with paneled appliances and stone: $110,000 to $180,000+

HOA Architectural Review for Kitchen Scope

Interior kitchen work usually does not require HOA review. The exceptions are: adding a new exterior vent penetration for a range hood, adding or relocating a window, changing window color from the street side, and any structural exterior change. We flag these early and submit packets in parallel with the county permit.

Permitting and Code Compliance

Sacramento County requires permits for electrical and plumbing changes, structural modifications (wall removal), and gas line work. Inspections are scheduled at rough-in and final. We pull all permits in our name and schedule all inspections.
