These specifications are not significantly more expensive than the alternatives, and they materially reduce the risk profile of the home.

Materials, Specifications, and Trade-Offs

Siding

Paint

Acrylic latex on body and trim, oil-based primer on bare wood where appropriate. Sherwin-Williams and Benjamin Moore are our default paint suppliers.

Concrete

Construction

Final Inspection and Walkthrough

County inspection where applicable, walkthrough with owner, punch list, completion.

On a project off Madison Avenue last year, we re-routed a foundation drainage line by hand to avoid a major surface root on a heritage valley oak — the kind of detail that distinguishes a tree-aware contractor from one that does not look up.

Permitting and Code Compliance

Sacramento County issues permits for re-roofs, structural exterior changes, window openings being altered, decks above 30 inches, and most siding replacements. Code points: Class A roofing in fire-hazard zones, ember-resistant vents in the same areas, tempered glass within specified distances of doors and decks, guardrail height (42 inches) and baluster spacing (less than 4 inches) on decks, and proper flashing at all penetrations.
