Ranch Kitchens

On a ranch, the structural conversation comes first: which wall separates the kitchen from the family room, is it load-bearing, what beam will replace it, where does the beam pocket land. Once the wall is open, the layout choices follow — an island or a peninsula, where the range hood vents through the roof, how the cabinet runs read against the home's horizontal lines. Ranch kitchens almost always benefit from larger windows over the sink, and we often pair the kitchen opening with a slider or French door replacement onto the back patio.

Materials, Finishes, and Specifications

Cabinets

Most of our Fair Oaks kitchens use semi-custom cabinets — plywood box construction, dovetailed drawers, soft-close hardware, and a choice of painted or stained finishes. For bungalow kitchens we often specify inset doors and beaded face frames; for ranches, full-overlay Shaker is the default.

Countertops

Ventilation

Lighting

Layered: recessed cans on the ceiling for general light, under-cabinet LED for task light at the counter, and a decorative pendant or two over an island or sink.

Site Visit and Scope

We come to the kitchen, measure, look at the cabinetry condition, open a sink cabinet to see the supply lines, check the panel for capacity, and talk through your goals. Free, no pressure.

Design and Selections

Layout drawings, cabinet style and color, counter and backsplash selections, appliance specs, plumbing fixtures, lighting plan. We sequence selections so long-lead items — usually cabinets — get ordered first.

Permitting

Plans submitted to Sacramento County. Most kitchen remodels permit smoothly — egress is rarely an issue, the focus is on plumbing, electrical, and ventilation compliance.

Demolition and Rough-In
