The Galley to L-Shape Conversion

Many 1970s Orangevale kitchens are tight galleys with a peninsula. Removing the peninsula and reshaping into an L with a movable island opens circulation, especially in homes with adjacent dining rooms. Requires re-routing the peninsula's plumbing and electrical and patching the slab.

  • Custom: built to exact dimensions, any wood species, any finish, any interior configuration. $700-$1,400+ per linear foot.

Countertops

  • Quartz: engineered stone, consistent pattern, non-porous, no sealing required. The default for most Orangevale remodels. $65-$120/sq ft installed.

Flooring

Luxury vinyl plank (LVP) has become the dominant choice for kitchens here — waterproof, dog-friendly, comfortable underfoot, and inexpensive to repair. Engineered hardwood is a step up aesthetically. Porcelain tile remains the right answer for equestrian kitchens and any home where mud and boots are routine.

Appliances

Standard or counter-depth refrigerator, slide-in or freestanding range (gas, electric, or induction), dishwasher, microwave (under-cabinet, over-range, or drawer), and a hood properly sized to the range CFM. We coordinate appliance specs before cabinets are ordered so cutouts and clearances are exact.

Backsplash

Ceramic subway, porcelain large-format, handmade zellige, natural stone, glass mosaic. Full-height behind the range is the current preference; we still do 4-inch backsplashes on tighter budgets.

Our Process

1. Consultation and Measurement

We come out, measure, look at the panel, check the plumbing supply (often galvanized in homes built before 1975), inspect the venting path for a hood, and ask how you cook and entertain.

2. Design

Plan-view layout, cabinet elevations, appliance schedule, finish board. Two to three revisions typical.

3. Selections

Cabinet door style, paint or stain, counter slab walk, tile selection, flooring sample, plumbing fixtures, lighting. We host selection meetings at our showroom or with samples brought to your home.

4. Contract and Permits

Detailed line-item estimate, contract signed, deposit collected, permits submitted to Sacramento County.

5. Construction

Demo, rough plumbing and electrical, inspections, drywall, flooring, cabinets, counter template and install, tile, paint, appliances, plumbing trim, electrical trim, punch list.

6. Final Walk-Through

Walk the finished kitchen, build the punch list, complete it, hand over documents and warranty.

Cosmetic refresh (cabinets, counters, backsplash, paint, no layout change): 4 to 6 weeks, $35,000 to $70,000.

Standard remodel with appliance and minor layout updates: 6 to 9 weeks, $60,000 to $110,000.

Wall-removal open-up with all-new everything: 9 to 14 weeks, $95,000 to $180,000+.

Cost drivers: cabinet tier, counter material, appliance package, electrical service upgrade, structural work, and finish level on tile and lighting.

Common Issues We Address in Orangevale Kitchens

Sacramento County requires permits for plumbing relocations, electrical service upgrades, structural work, mechanical (hood venting), and changes affecting energy compliance. Cosmetic in-place work generally does not. Plan check on a typical kitchen remodel runs two to four weeks. Inspections include rough plumbing, rough electrical, rough framing (for wall removal), drywall, and final.
